At a time of record high rents and a chronic shortage of affordable housing across the city. The kingdom is creating a pathway to sustainable and affordable homeownership opportunities for low-to-moderate income residents of New York City.
The affordable home ownership Initiative, will Strategically repurpose rent-stabilized buildings into income-restricted - Community Land Trust (CLT) + Limited-Equity Cooperatives.
This initiative will leverage existing affordable housing resources , innovative financing models, and community partnerships to acquire and rehabilitate rent-stabilized buildings, offering current tenants and income-qualified new buyers the opportunity to purchase their homes at below-market rates with long-term affordability controls. Rent regulation stabilizes tenants but weakens building economics and subsidized housing expires over time.
Over time, as rent-stabilized units become vacant through natural turnover, the Program will convert those individual units into income-restricted cooperatives for sale. This would be a gradual process of strategic Vacancy Management.
